<p><span>&#8220;Foreclosure Fever&#8221; is rampant! It appears that most  of our buyers have &#8220;Foreclosure Fever&#8221; and want to jump on  board and find that great deal. There is only one problem &#8212; there  is a foreclosure frenzy in place. In the past few weeks the flurry has increased and now properties are receiving multiple bids. Literally within a few hours of the listing being on the market, there are multiple offers. Even if you are the first to show and submit your offer there is no guarantee that your full-price offer will be  received and accepted. The banks are looking for multiple offers above asking price; they want the highest and best offers. Even  if a buyer has been approved for financing and has the required down payment and approval letter, the banks are looking for cash offers, rather than an offer with a financing contingency.</span></p>
<p><span>This is very <strong>frustrating</strong> for buyers, particularly first-time homebuyers who are trying to obtain the tax credit and make their dream of owning a home a reality. The banks are not even responding to the offers; it is often several days or weeks later that you learn that the house has gone under contract and the bank took another offer. The banks are not being forced to give a reason why your offer was rejected. If you have &#8220;foreclosure fever&#8221; let us know we can provide you with some suggestions on how you can get your offer accepted without enduring &#8220;foreclosure fever frustration&#8221;.</span></p>

<p>Each one is intrigued by <a href="http://www.livinginvero.com/VERO-BEACH.php">Vero Beach</a> and its quaintness and ambiance.  They are in search of a deal and their price ranges vary from the $70&#8242;s to the $700,000&#8242;s.  Some of their favorite communities are <a href="http://www.livinginvero.com/MOORINGS.php">The Moorings</a>, <a href="http://www.livinginvero.com/GRAND-HARBOR.php">Grand Harbor</a>, <a href="http://www.livinginvero.com/BRIDGEPOINTE.php">Bridgepointe</a>, Laguna, Fairways, <a href="http://www.livinginvero.com/ISLAND-CLUB-RVRSDE-I.Riverfront.php">Riverside at the Island Club</a>, <a href="http://www.livinginvero.com/OLD-ORCHID-PHASE-I.php">Old Orchid</a> and Waterway Village.  For those looking to move here permanently their choices include Legend Lakes, Arbor Trace, Ansley Park, and Sebastian Highlands.</p>

She remains committed to servicing her clients long after the deal has closed.</p>
<p align="justify">A native West Virginian and graduate of Marshall University, Cheryl began her working career as a paralegal specializing in medical malpractice litigation. She later relocated to Richmond, Virginia where she was employed as a deputy Clerk with the United States Court of Appeals for the Fourth Circuit. Her legal career engrained in Cheryl the importance of “attention to detail” in her work, which continues to carry through in her real estate career.</p>
<p align="justify">Upon relocating to Florida, Cheryl obtained her real estate license. It was her desire to bring that “attention to detail” to her client’s transactions by becoming an exclusive buyer’s agent. As in the legal profession where attorneys specialize in various legal areas, she felt that being a buyer’s agent would set her “apart” from the other traditional real estate agents. Having a specialization enables her to completely focus her attention on her buyers and their real estate needs. She strives to continually keep abreast of the changes in real estate law and in the subtleties of the current real estate market.</p>
<p align="justify">Cheryl and Marc have two sons. With the family’s relocation to Vero Beach, Connor and Dylan were uprooted from their friends and school. With that experience, Cheryl recognizes the challenges her clients and their families face when relocating. With her sons attending the local public schools and participating in the area’s recreational programs, she is well aware of the many and diverse educational and recreational opportunities that exist for the area’s children.</p>
